Home buyers are always looking for some specific features when buying a new residence. You are certainly not the first person who desires large closets or bathrooms at every turn. Below are a few of the most popular features that attract home buyers. If you’re home lacks the following features don’t worry. It doesn’t mean it won’t sell, it just means you may need to put in a little extra somewhere else to give it additional appeal.
Buyers always want something they have not seen before, especially in kitchens and bathrooms. They like to invest their money in features and specifications which are unique and are a part of the latest trends. The first thing a new couple will notice is the style and amount of space in the kitchen, how updated the style is and the amount of mobility it allows. Since the kitchen is probably the most expensive room in a house to update, buyers prefer ready-made ones. Further, it avoids a hassle for them of having to update it after they move in.
A Separate Laundry Room or Yard Space
Washing machines and dryers are inseparable pairs, like you and your spouse; however, they tend to take up a lot of space, which is why most home buyers prefer having a separate room for laundry. Buyers want space and easy mobility in their house, since machines are wide and take up a larger amount of space, storing them in the corners of the house or even the basements becomes a hassle. Backyards have equal appeal and are becoming more scarce as populations grow and land becomes more scarce. For buyers with a family, this is usually a mandatory feature. On the other hand for the single buyer without kids, yard space is irrelevant, and may even be a drawback, as they tend to prefer low maintenance features in a home.
Carpet or Tile?
Depending on what state you are selling a home in, this tends to vary as a majority preference. In Arizona, with the hot and dusty climate more buyers prefer tile or wood throughout the house with carpet only in certain areas like the bedrooms and hallways. Still, however, this tends to vary among each buyer, so whether you have carpet or tile will likely not make or break a sale but having the majority preferred feature may help the sale happen quicker. Advice from your real estate agent about the latest buyer desires can be helpful. I don’t recommend changing the flooring in your home before consulting with your agent however. Most often these types of expensive changes aren’t necessary before a sale and the money you can recoup from this investment is minimal.
Garage and Storage
Like most people in the U.S. you probably own a car and can attest to the convenience and space a garage gives you. In Arizona, it’s near mandatory to park under a cover of some sort for several reasons, all which are related to the heat, and the damaging effects of the sun. Having a garage as opposed to just a carport is an added bonus due to the storage it provides. For Arizona, at least having one or the other is ample. Having neither however could be a drawback and will probably mean you need to dazzle the buyer with something else. Your real estate agent can let you know how to best manage this absent feature when it comes to selling your home. Let them! Maybe your home has large closets? This is another one of the features that attract homebuyers and will take attention away from the absent garage or carport. Walk-in closets in the bedroom will most certainly be the feature that female buyers remember, when it comes to decision making time.
