TAP Realty understands that every day a non-performing asset is on the books it costs you money. Therefore we will quickly determine occupancy status, assist in gaining property control and fully analyze the market conditions for accurate BPO’s.

AGGRESSIVE MARKETING PLAN
- Determine Occupancy and Secure: If vacant, the property will be secured immediately, and a lockbox installed as per your instructions. If occupied We are experienced in assisting with evictions, lockouts, testifying in court and cash for keys.
- Check for possible safety concerns, trash & maintain: If there are safety concerns, we will let you know and have the problem addressed immediately. The property will be trashed and cleaned. If the cost is over the allotted amount We will get authorization from you. We will employ the appropriate people to maintain the property, such as gardeners, pool men, etc.
- Turn on Utilities: This can be done in your name or ours, which ever way you prefer. At the close of escrow We will make sure they are turned off immediately.
- Payment & Billing: Monthly reimbursements will be submitted according to your procedures.
- Provide you with a complete Listing Package: This listing package will include a Broker’s Price Opinion, interior and exterior photographs, comparable listings, escrows and sales, bids to repair, a termite report, a Listing Agreement, marketing program, and any other information you may require. We will also make sure your appraiser is given immediate access and provided with any information needed.
- Preparing the property to list: If you decide you want the property repaired We will employ contractors on your behalf, and provide you with photographs of the work upon completion.
- Listing the property: During the course of the listing We will keep you informed via Monthly Marketing Reports. This will include any changes in market conditions, feedback from showings, and copies of all advertising. Please: We will implement a strong and aggressive marketing program to help expedite a sale.
- Offers: When an offer is received it will be presented immediately, as per your instructions. For example some institutions prefer an “Offer Sheet”, which provides the terms and net to the seller. Others prefer receiving a copy of the offer and some want both. With all offers, We always request from the Buyer a pre-qualification letter and verification of funds.
- Escrow: We will open escrow, generate the necessary paperwork, and make sure contingencies are met and keep you informed of the progress.
- After closing escrow: Within 30 days of closing you will receive all outstanding invoices, which usually amounts to the final utility bill.
