Here is how the Home Buyer Rebate process works:
For existing Resale homes
You can locate homes via the SEARCH HOMES LIKE A PRO feature of this website or we can set you up with a search specific that matches the type of home you are looking for. Our home search feature allows you to do a customized search and even provides you with email notifications when new listings come to the market. Once you find a property that you are interested in, contact our team and we will schedule a showing of the home. When you find a property that meets your needs we will prepare the appropriate purchase contract for your signatures. We’ll even negotiate the offer utilizing our extensive experience in the real estate business having completed thousands of transactions. Once the seller accepts the offer, our team will guide the transaction through the closing process, which includes title / escrow, financing, and inspection phases.
For New construction homes
Almost all home builders offer a 3% buyers commission to buyer-brokers, sometimes they even have specials where they offer increased commission. The commission is built into the sale price of the home. Home builders typically don’t give discounts when buyers purchase a property directly with them without the assistance of a Realtor. So….to qualify for the home buyer rebate, our team must accompany you to your first visit with the builder. TAP Realty will rebate 50% of the total sales commission to you upon a successful closing on your new construction property. Your buyers rebate will be credited at closing and paid by the title/escrow company. You will also receive a full financial breakdown of the commission amount and it will show on the title / escrow settlement closing statement. It is important that we work closely with your lender so they are aware of the rebate to ensure there are not challenges with the financing or funding of the loan. Commission rebates are 100% legal in AZ and most lenders cooperate with the process as long as there is full disclosure from the beginning.
Conditions for Home Buyer Commission Rebate:
1) Before we view any resale homes, a Pre-Qualification Form must be completed by your lender stating pre-approval for financing.
2) If the home purchase will be all “cash,” proof of funds is required.
3) If you’ve viewed a resale home with another real estate agent, that home is excluded from this rebate offer.
